Prefab Home Vs Manufactured Home

Jun 02, 2022

Prefab Home and Manufactured Home are all temporary buildings with a useful life ranging from 10-20 years. The main structure of the house is steel frames, wall sandwich panel, available wood veneer, equipped electrical system, etc. In life, prefabricated houses not only meet the needs of temporary construction sites but also can be used in social buildings, offices, schools, apartments, etc. Prefabricated houses have a solid structure and a complete form, which can meet the requirements of various building functions for form and structure. Using prefabricated houses as building components has the advantages of convenient disassembly and assembly, superior performance, and lightweight.

What Is a Prefab Home?

Prefab houses are built by industrialized production methods. Part or all of the components of the house are prefabricated in the factory, and then transported to the construction site, and the components are assembled through reliable connections.

Different Types of Prefab Homes

Prefab house is a new star in today's construction field and is being chosen by more and more investors when building houses. This type of house is processed in the factory with steel columns, steel beams, and color steel sandwich panels. The foundation is first constructed on-site, the factory-processed steel beams and steel columns are assembled, and then the color steel sandwich panels are placed one by one. After it is plugged in and fixed with self-tapping screws, a building is completed. It is not limited by transportation and can be constructed of any size, from a small business kiosk to a hangar or a multi-story building. Widely used in various industrial plants, static plants, warehouses, garages, large supermarkets, exhibitions, expositions, roof additions, kiosks, etc.

Basically, every industry will use such a product. So what types of prefab house are more commonly used at present? There are mainly three kinds of commonly used, K-type prefab house, T-type prefab house, and modular container house.

K-type prefab house

K-type prefab house is a high factory prefab modular house that can be completed quickly. The letter K represents the module size between the columns, 1K = 1820mm.

T-type prefab house

T-type prefab houses are very similar to K-type prefab houses. but their size restrictions are different. K-type prefab houses have standard sizes, and the K factor is the basic unit that constitutes the length and width (K=1.82m). The size of the T-shaped mobile room is not fixed and can be customized.

Modular container house

The modular container house adopts the modular design concept and production technology and modularizes a container unit into standard components, which can be assembled on-site. This product takes the container (size 3*6*2.8m) as the basic unit. The main container structure is made of special galvanized steel components. The enclosure insulation materials are all non-combustible materials. The water pipes, electricity, and supporting functions are all prefabricated in the factory. The container house can be used alone or in different combinations of orientations to create generous use spaces and stacks.

What Is a Manufactured Home?

Manufactured Homes are the buildings in which all the components of the house are built in the factory, and after installation, they are transported to the construction site as a whole for delivery.

The advantage of the Manufactured Home is that it is very convenient and does not require customers to install the house by themselves. The disadvantage cost is higher and expensive to refurbish. As we know the manufactured home will have a fixed layout, so it will be difficult to make changes to the home. If the customer wants to remodel or rearrange it after a period of use, the price will be very expensive.
